Ocean Blue @ Singer Island’s Million-Dollar Renovation Transforms Island’s Sole Office Building into a Luxurious Lifestyle Destination

Miami-based brokerage Ascella Group and TCRE, a leading commercial real estate brokerage firm in South Florida, are pleased to announce Ocean Blue @ Singer Island, the prestigious five-story, 45,198 square-foot Class A office building located at 2655 N. Ocean Dr., is undergoing a remarkable million-dollar renovation, set to be completed by December 2023. This transformation is led by the new owner, 2655 Next Generation LLC, helmed by the esteemed Babak Ebrahimzadeh, a prominent Palm Beach County real estate investor known for several successful developments including the iconic DiVosta Towers in Palm Beach Gardens.

Since acquiring the building in October 2022, Mr. Ebrahimzadeh has delivered an exciting new vision to the property, elevating it to new heights of luxury and making it a sought-after destination.  As part of the transformation, he has turned the ground floor office space into a vibrant lifestyle experience with 9,000 square feet of upscale retail.

The ground floor will showcase a curated selection of some of the finest establishments from coast to coast, including the New York-based Alma restaurant, a 3,800 square-foot Mediterranean culinary haven providing a fine dining experience. Additionally, the LA-based Le Petit Cafe, with its 1,200 square-foot space, will add a touch of European charm, offering a new favorite to coffee connoisseurs and food enthusiasts alike. To further elevate the lifestyle offerings, a recognized top-tier fitness studio will also be joining the building, available to tenants and the surrounding community.

The Florida Sugar and Molasses Exchange is also among the notable new tenants, securing approximately 2,000 square feet of prime office space on the second floor. The deal, co-brokered by George Sacks, marks its strategic move to continue business operations in Singer Island, having signed a long-term lease. Additionally, NJ-based Arna Marketing Group has leased approximately 2,000 square feet of office space on the fifth floor.

Under the guidance of Rachel Mitrogiannis of Ascella Group, Constance Thomas of TCRE, and Darryl Kaplan of Darryl R. Kaplan Company, leasing for Ocean Blue began only six months ago, and the response has been overwhelming.

“Mr. Ebrahimzadeh’s foresight has ensured Ocean Blue becomes a dynamic and luxurious destination in Palm Beach County which has helped us attract such an impressive mix of tenants in such a short time,” Mitrogiannis stated.

Ocean Blue @ Singer Island boasts breathtaking Intracoastal and ocean views, making it a captivating workspace that inspires productivity and creativity. The building provides 24-hour controlled access, on-site property management, advanced security systems, penthouse balconies, and a three-story parking garage. Additional amenities include reception, cutting-edge technology and professionally equipped conference rooms, providing a comprehensive business solution for tenants.

Ocean Blue @ Singer Island presents numerous opportunities for businesses with 20,000 square feet of space available throughout the building. In addition to ground-floor retail, 10 brand new build-to-suit executive suites ranging from 2,000 to 7,500 RSF are available with flexible lease terms to complement businesses of various sizes and needs. Office spaces start at just $35/SF NNN, while prime retail spaces are competitively priced at $50/SF NNN.

“The overwhelming interest from discerning corporations is a testament to the allure that this building now exudes,” added Constance Thomas of TCRE. “Our tenants and neighboring residents are buzzing with anticipation and eagerly awaiting its completion.”

Ocean Blue @ Singer Island is strategically positioned near I-95 and the Florida Turnpike, providing easy access for commuters from all over South Florida. Its proximity to Downtown West Palm Beach and Northern Palm Beach County, along with Palm Beach International Airport, further enhances its appeal.

As Singer Island experiences a flurry of activity and development fueled by a heightened demand for premium waterfront properties, Ocean Blue @ Singer Island stands out as the sole office building on the island. Marriott Singer Island recently announced its multimillion-dollar renovation plans, while Pearl, a new development in Palm Beach Shores, will grace the southern tip of Singer Island with 18 luxury condominiums along the pristine beachfront. Additionally, plans are underway for Jimmy Buffet’s Orlando-based Margaritaville Hotels & Resorts to build a 150-room hotel at Marina Village in Riviera Beach, just 10 miles away.
